San Clemente Summer 2026 Downtown Guide to Del Mar

If you have walked Avenida Del Mar every summer for the last decade, this one feels different. The block you knew mostly for boutiques and a handful of long-tenured restaurants has picked up two new dinner rooms in a single spring, has a third breakfast anchor under construction, and is running its Thursday concert calendar against a pier that took a beating in June. The story of the summer is not any one of those things. It is that the pieces finally line up into a walkable evening.

That is the thesis worth holding as you plan July and August. Downtown has quietly crossed a threshold from a lunch-and-shop street into a place a local can build a full Friday around without moving the car. The Pier Bowl still does the heavy lifting. Del Mar is finally pulling its weight after sundown.

What Actually Changed On Del Mar This Year

Start with the two openings that reshuffle the dinner rotation.

Zov Karamardian's family group brought its California-Mediterranean menu to Del Mar this spring, the group's first location outside Tustin, Newport Coast, and Irvine. CEO Armen Karamardian, Zov's son and a second-generation operator, said the new San Clemente restaurant will carry forward the signature dishes and hospitality that have defined the brand for nearly four decades, and described the downtown space as a "coastal, light, bright" restaurant with indoor-outdoor dining, a large bar, and an upstairs private dining space overlooking Del Mar. The design reads as "coastal casual with an upscale feeling," a "2.0 reimagining" of the brand tailored to its coastal surroundings. For a resident, the practical read is that the upstairs is the reservation to chase on a warm night, and the bar is the walk-in play.

A block over at 216 N. El Camino Real, Russ Bendel opened Parlor, Woodfire Kitchen & Cocktails, a pizza americana and spirits-forward restaurant, as a dinner-only operation. Bendel's Laguna Hills track record is the reason to pay attention. Pair a Parlor slice with a Zov's cocktail hour and downtown suddenly has a two-stop evening it did not have last summer.

Then the announcement that will matter more to weekday mornings than any of the dinner rooms. San Diego-based Broken Yolk Café is opening at 201 Avenida Del Mar, close to the pier, in late 2026. The multi-unit operator behind the build, Nick Harris, currently runs eight Broken Yolk cafés and most recently opened in Lake Havasu City this past April. Whether you love the concept or not, a full-service breakfast anchor near the pier end of Del Mar changes the pedestrian flow before 10 a.m.

Add these to the existing regulars — Rare Society steakhouse at 226 Avenida Del Mar, Beachfire on Del Mar, and Bear Coast Coffee for the morning start — and the street reads less like a shopping stroll with dinner options and more like a neighborhood main.

The Pier After The June Swell

The Pier Bowl is doing what the Pier Bowl always does, but with an asterisk this summer. A south swell that arrived on June 9 was widely considered one of the largest to impact the region in recent years, with Orange County seeing waves of 8 to 10 feet and occasional sets approaching 15 feet in exposed locations. In San Clemente, the rough surf pushed waves beneath the pier deck and into the structure's support system, and city officials closed the pier while crews evaluated potential damage.

The specifics matter if you plan to walk the deck this month. According to Public Works Director and City Engineer David Rebensdorf, the damage includes the loss of one pile that was already scheduled for replacement in the next rehabilitation project, 11 lateral supports dislodged, and four lateral supports tied to the pier. Rebensdorf reported no additional damage since the initial assessment, and city staff are working alongside a structural engineer to determine the repair strategy and timeline.

Two things follow from that. First, the pier's future was already on the calendar before June — the lost pile was on the list. Second, the beach itself is in the best shape it has been in years for a summer this crowded. The Pier Bowl beach was replenished under the U.S. Army Corps of Engineers project, receiving 251,000 cubic yards of sand to rebuild an additional 50 feet of beach width from Linda Lane to T-Street. If the swell reminded anyone that the coast here is dynamic, the sand under your towel is the counter-argument.

A Thursday Evening That Writes Itself

The city's free summer concerts are the connective tissue between downtown dinner and the sand. Bring the beach chair, plan the walk from Del Mar, skip the parking negotiation.

The City is presenting the concerts on the beach north of the pier; bring a towel or beach chair, sunset is the backdrop, and smoking and alcohol are prohibited. The unglamorous logistics tip is the one worth writing down. San Clemente's trolley runs daily from May 23 through September 28, and stop #17 sits at Del Mar and Granada, which lands you steps from the top of Del Mar with the whole street between you and the sand.

Casa Romantica On A Slower Afternoon

If Del Mar is the evening and the beach is the concert, Casa Romantica, the 1927 Spanish Colonial Revival estate owned by the city of San Clemente, is the mid-afternoon breath in between. The house sits on the bluff at 415 Avenida Granada, a two-minute walk off Del Mar, and it hosts over 100 events a year in visual arts, performing arts, horticulture, literature, and historic preservation.

The specific reason to go this summer is After Hours. You take the sunset from the outdoor bar, bring your own dinner from a San Clemente restaurant to the provided tables, and listen to live music by local artists. That is a permission structure worth using. Order early at Parlor or grab something off the Zov's bar menu, walk it two blocks up the hill, and eat on a bluff-top terrace instead of at a two-top on the sidewalk. Note before you plan: as of October 4, 2024, all indoor areas have re-opened, but the Amphitheater, Woodland Garden, Story Circle, Spanky Chang Children's Garden, Ocean Terrace, and Native Bowl remain closed, so the usable footprint is smaller than pre-landslide regulars remember.

The August Weekend Everyone Should Save

The Fiesta Music Festival is the one weekend that will remind you why this downtown works at all. Last year's edition marked the 70th annual Fiesta Music Festival on August 10, when the 100 and 200 blocks of Avenida Del Mar became a pedestrian-only street fair organized by the San Clemente Chamber of Commerce in partnership with the City, drawing an estimated 15,000 people. Expect the 71st this August to run the same shape: three stages, food trucks along the sides, a beer booth from Left Coast Brewing Co. serving its Vista Hermosa Mexican lager, and the salsa competition that pulls in local restaurants.

If you live within a mile, walk. If you live farther out, the trolley runs it. The car is a losing bet.
